Affordable Living at Brent Cross Town

Brent Cross Town has always been about community, and that means a neighbourhood that is accessible to everyone, so we’re thrilled to have started construction on our first affordable homes building.

The 100,000 sq ft site, which will be managed by London and Quadrant (L&Q), will offer 120 new affordable homes, ranging from one to four bedrooms, for existing tenants of Clare Point, Norden Point and Whychcote Point in the Whitefield Estate, and a small number of homes available via shared ownership schemes. The building is set to welcome its first residents in late 2024.

L&Q is one of the UK’s leading charitable housing associations, and owns and manages more than 100,000 homes across London and the southeast. L&Q is also Barnet Council’s selected partner for the new affordable homes it is delivering, located off Brent Terrace, which will provide new residences for other secure tenants and leaseholders living on the Whitefield Estate.

Designed by award-winning architects Maccreanor Lavington and Whittam Cox, the new building will span two connected blocks of nine and 14 storeys respectively, which will be built from different but complementary bricks and surrounded with metal balconies, providing lightness to the structure and contrast to the surrounding façade.

All Brent Cross Town’s residents will benefit from our state-of-the-art district heat network, created in partnership with Vattenfall, which will deliver reliable, low-carbon heating and hot water. Residents will also have the newly refurbished 5 acre Claremont Park on their doorsteps, alongside new retail and leisure amenities and the new Brent Cross West Station.

The new affordable residential building is being constructed by Midgard, part of the JRL group, and the company will employ as many as 350 people on its sites at any one time.

Midgard aims to draw at least 20% of the workforce from the local area has a great apprentice scheme – they plan for 6% of the workers to be apprentices.

The Brent Cross Town team is focused on employing more women on our construction teams, and we’re encouraging local people who work in construction or who are interested in apprenticeships to get in touch. Brent Cross Town is designed with the facilities and amenities that residents need for daily life all available within walking distance. A new high street will bring together well-known and independent shops, cafes and restaurants, as well as exceptional indoor and outdoor sports, fitness and wellness facilities. It will have eight new public squares and seven new and improved parks.

The first phases of development at Brent Cross Town will include around 1,000 new homes for sale and rent, as well as affordable homes, up to 1 million square feet of offices, new sport and play facilities, shops and restaurants and a new primary school.
